In order to have your offer prepared, we ask that all orders are submitted by 4:30pm. Any orders placed after 4:30pm will be completed and sent for review and signature the next business day.
Any orders placed after 4:30pm can be completed the same day with a rush fee of $15.
Any orders made on Saturday or Sunday shall be completed by Monday.
*All orders have a 1 - 2 hour turnaround.

The $50 fee is to process your order and also serves as a deposit toward contract to close orders.

Review the file and ensure all documents are completed and track down any missing items
Draft any documents needed and collect signatures.
Contact the agents and other parties to remind them of missing documents and distribute to all parties.
Confirm escrow deposit and obtain receipt
Use your broker’s process to turn in documents and complete required paperwork.
Oversee distribution of the preliminary settlement statement for review
Complete any MLS notification requirements

If the contract terminates, please notify us immediately. We also offer a contract termination service.

Agent responsibilities are included but not limited to the following:
Review Draft Escrow Instructions
Review Preliminary Title Reports
Schedule Appointments
Complete Agent Visual Inspection and negotiate Repairs and/or any changes in Contract
Advise client regarding Contingency removal
Obtain signatures on Final Walk Through

SERVICES INCLUDE:
Professional communication with compliance and best practices in accordance to the Real Estate Commission.
Introduction email to connect all parties as it relates to contract.
Follow Broker Procedures to submit contractual documents to your office
Obtain Brokerage agreements and Affiliated Business Disclosure – obtain signature
Review purchase agreement, counter offers, and amendments to ensure all are fully executed with proper dates, initials, signatures, and broker information is completed.
Send directions and confirm wiring instructions have been received
Obtain the Commission Agreement, send for signatures & send to attorney or title company
Confirm Title, Home Warranties have been ordered
Confirm Inspections have been scheduled
Track appraisal & notify parties of results
Track the loan status of the Buyer and update weekly
Keep track of deadlines per contract agreement.
Send you reminders of contract deadlines
Ensure seller disclosures are provided within contract timelines.
Upload all disclosures, documents, and reports into online transaction management service as they are received or fully executed throughout the transaction.
Maintain weekly contact with all parties involved for status updates as well as items outstanding.
